Booking and stay conditions

This is an English translation provided for convenience. In case of any discrepancy, the Italian version prevails.

1. Subject and nature of the contract

These conditions govern bookings and stays at Casa al Duomo, Piazzetta Leone II 7, 94014 Nicosia (EN), Italy. The contract is a short-term lease of residential property (art. 4 D.L. 50/2017), lasting no more than 30 nights, entered into by the landlord outside of any business activity. No hotel-type services are provided. Property identification codes: CIR 19086012C249803 · CIN IT086012C2A08K53T3.

2. Booking and payment

The booking is completed by paying the full amount in advance through Stripe (payment card). Once payment is complete the guest receives a confirmation email, which serves as the payment receipt. The price shown includes all charges: there are no extra costs at check-in.

In the exceptional case that, after payment, the dates turn out to be no longer available, the booking is not confirmed and the full amount is refunded automatically and in full.

3. Cancellation

The booking is non-refundable in case of cancellation or no-show by the guest, unless otherwise agreed in writing with the landlord. If the landlord cancels, the guest receives a full refund of the amount paid.

4. Right of withdrawal

As this is the provision of accommodation for a specific period, the right of withdrawal for distance contracts does not apply (see art. 59, paragraph 1, letter n, Legislative Decree 206/2005, insofar as compatible).

5. Check-in, check-out and house rules

Check-in: from 3 pm to 8 pm (other times on request, by arrangement); check-out by 10 am.
Each room sleeps a maximum of 2 people; maximum length of stay: 30 nights.
On arrival all guests must show a valid identity document: the landlord is required to report guest details to the public security authorities (art. 109 TULPS).
Smoking indoors and parties are not allowed; please respect the quiet of the building.
The requested setup (double or twin) is prepared in the room assigned.

6. Liability

The guest is liable for any damage caused to the property and furnishings. The landlord is not liable for valuables or personal belongings left unattended in the accommodation.

7. Applicable law and jurisdiction

The contract is governed by Italian law. Any dispute falls under the jurisdiction provided for by the law in force; where the guest is a consumer, the consumer's court remains applicable where relevant.
